1. Establish a strong intermediary between the owner and
tenants.
2. Research rental market conditions on a continual basis
to establish and maintain rents within current rates.
3. Establish building rules and regulations for tenants to
follow.
4. Inspect vacant apartments to establish necessary repairs
and maintenance and for return of previous tenants' deserved security refund as required by law.
5. In preparation for renting, coordinate and supervise all maintenance personnel for
cleaning, painting, plumbing, carpets,
etc. as required to maintain apartments in good repair. All maintenance and
repairs will be at a minimum cost consistent with
quality.
6. Effective handling of all tenant problems and disputes.
7. As necessary, advertise vacant apartments by placing ads
in the local newspapers, placing signs on the property
and listing vacancies with local rental agencies and the
Air Force and Army rental housing division.
8. Show vacant apartments to prospective
applicants.
9. Interview and screen all applicants, verify employment,
credit, previous tenancy, and payment stability.
10. Prepare, serve and file all unlawful detainers to evict
tenants and recover rents, costs and fees due the owner.

12. Handle any necessary legal actions.
13. Payment of all mortgage, utility, and other property
related expenses.
14. Provide owner with a complete, detailed monthly accounting statement of income and expenses.
15. If required and/or deemed necessary, interview, screen,
and hire an on-site resident manager to establish strong
local tenant control and property maintenance.
16. Inspect the property on a regular basis for lighting,
maintenance, safety, cleanliness and noise standards.
17. Schedule and supervise major repairs after conferring
with owner.
18. Review contractor rates to minimize cost.
19. Advise, review, and receive competitive bids on the
properties insurance coverage.
