when your association's management company won't return your calls. What is a management company's role
anyway? A professional management company can determine the
success as well as the decline of a
property. As a homeowner, one should expect their management company to provide them with
quality services such as:
-A communication link between the board of directors,
other homeowners, and vendors servicing the
association
-The administrative office of the
association will:
Provide homeowners with copies of:
Documents
Insurance
policies
Annual budgets
Current association financial
statements

to the association.
-Coordinate maintenance issues and future expansion projects in the common area of the property.
A management company cannot be:
-a policing agent for disputes between homeowners or
board members.
-final decision maker as to the spending of association
dues.

units.
-a representative for the developer who was negligent in
proper construction.
-a sounding board for conflicts with the board and
neighbors.
Homeowners must remember that you are now owners of
property
and must take responsibility for maintaining your property
and it's surroundings. A management company is hired to
assist in the running of the association, along with a
competent board. The management company does not
exclusively
run the association, but works in unison with owners and
the
board of directors.
As far as those costly homeowner's dues, just how much
does the management company get? Well, the management
company may get as little as 8% of your total monthly dues
as
their property management fee. The balance of your dues
goes
to running the complex and reserving money for major
repairs
in the future.
So please, keep in mind your management company is there
to assist you along with your help as a responsible
homeowner, participating in your community association. And
don't forget if your management
company does a good job,
let
them know that since all that manager ever seem to hear are
complaints. They really do work hard to keep your complex
running well and looking it's best.
